A health check is plumbing maintenance with eyes. We look at what's visible and testable, and we report what we find. Repairs only happen if you want them, priced as a fixed quote before any work starts.

Fixtures, Hoses, Valves and the Meter

The check covers five things: fixtures, flexi hoses, isolation valves, visible pipework and the water meter. Each one gets its own look.

  1. Fixtures

taps, toilets, showers and sinks, checked for drips, stiff handles and slow drains.

  2. Flexi hoses

the braided lines under basins, sinks and toilets and behind washing machines, checked for rust on the braid and fittings, kinks, bulges, and weeping at the connections.

  3. Isolation valves

every valve gets turned off and on, so a seized one turns up before an emergency does.

  4. Visible pipework

supply and waste lines in sight, checked for corrosion, weeping joints and past repairs that have aged.

  5. The water meter

read, then read again after a wait with nothing running, which is the no-use meter test.

Most Kedron meters sit in a box sunk flush with the ground on the nature strip near the front boundary. Urban Utilities' rules require the meter to stay easy to reach for reading and maintenance. Concrete over it, plants in front of it or a raised garden bed around it all count as blocked access.

Small Leaks Before They Reach the Water Bill

What the check catches early is the quiet stuff: dripping fittings, corroded flexi hose fittings, valves that will not close and a meter that moves with everything off.

A slow drip wastes thousands of litres over time. You pay for every litre the meter records, leaks included. Water lost through leaking taps or toilet cisterns doesn't qualify for the utility's concealed-leak adjustment either, so the bill lands on you.

A valve that won't close is its own early warning. The day you need to shut off water to a leaking toilet is the worst day to discover the valve under it seized years ago. Finding it now costs a turn of the wrist; finding it then costs a flood.

The meter test is the part you can run yourself between visits. Shut off every outlet and appliance that draws water, write down the meter reading with the red digits included, leave everything off for an hour or more, then read the meter again.

Water has to be flowing for the meter to tick over, so any change after the wait points to a leak. If the numbers have moved, our leak detection work pinpoints where.

Where a Health Check Ends and Other Reports Begin

A health check isn't a building inspection report, isn't a gas compliance certificate, and isn't a council inspection on permitted work. Each of those belongs to someone else.

A building inspection report can only be completed by a licensed residential building inspector, and it covers the structure, not just the plumbing. The licensed gas worker who finishes a gas installation issues the compliance certificate to the owner; if you need that paperwork, see our page on gas compliance certificates. Council inspections apply to permit work, such as a new house, where the plumbing inspector signs off after the final stage.

What a health check gives you is a report on the condition on the day. It says what we saw, what we tested and what we'd fix first. It certifies nothing, and it promises nothing about defects that appear later.

When a Plumbing Check Makes Sense

The Plumbing and Drainage Act puts a duty on owners: do everything reasonable to keep plumbing and drainage at the premises in good condition and working properly. The QBCC calls using an appropriately licensed person the simplest way to take every reasonable step.

Timing ties to events, not a calendar. Three moments make sense:

  1. Before a long trip

Shutting the stop tap off at the meter before you go stops a small leak running up a large bill while nobody's home. Check first that no appliance relies on the water supply.

  2. At the start of a tenancy

Under Queensland tenancy law, a rental is handed over in good repair and kept that way for the whole tenancy, so a documented check between tenants protects both sides. Fewer than one in five Kedron homes were owned outright at the last census, so plenty of tenants and landlords have a stake in plumbing that stays sound.

  3. When the house shows its age

The weatherboards around Bradbury Park date from the interwar years, and unrenovated ones can still hold galvanised steel supply lines that scale up. The newer flat blocks carry braided hoses fitted by the dozen, and a split hose in a unit can wet the ceiling of the home below, which is why our flexi hose replacement page exists.

Plumbing Check Questions From Kedron

Call (07) 3523 6484

What does a plumbing health check in Kedron cover?

A health check walks the fixtures, the braided hoses, the valves, the visible pipework and the meter. You get a report on the condition on the day, and no certificate comes out of it.

How long does a plumbing health check take?

The time depends on the size of the home, the number of fixtures, and how easy the access is under the sinks and at the meter. The meter test adds its own wait, since nothing can run while the numbers settle. You get a fixed quote before any work starts.

Does a plumbing check include a gas compliance certificate?

No, a health check is not gas work, so no certificate comes out of it. The licensed gas worker who finishes a gas installation issues that certificate to the owner.

Do landlords in Kedron need to check their plumbing?

Yes, under Queensland tenancy law an owner or manager hands over premises in good repair and keeps them that way for the whole tenancy. The Plumbing and Drainage Act also expects every owner to take every reasonable step to keep plumbing in good condition.

Who owns the pipes between the street and my Kedron home?

Urban Utilities owns the public side up to the meter. Everything from the meter to your fixtures belongs to you, and you look after it.
