Older houses reward a plumber who knows where to look and what the paperwork should show. Here's what we check, what the law requires and which renovation jobs trigger which rules. The everyday jobs live on our Kedron plumbing pages.

Signs of Trouble in Old Pipework You Can See

In a stumped house, the supply, waste and gas lines usually cross the open space beneath the floor, in plain sight from below. A slab home tucks most of that pipework inside the slab or the walls, so faults stay hidden until they surface.

The signs that show without opening anything:

  • wet or soft soil under a pipe, or drips sitting at the joints
  • rust staining on pipes and fittings in the underfloor space
  • damp or stained timber and a musty smell down below
  • rusty water or weak flow at more than one tap
  • leaks that keep coming back along the same run

The Plumbing and Drainage Act also obliges an owner to take every reasonable step to keep the pipes and drains at the premises in working order. A fault on your side of the meter is yours to sort, and our leak detection page explains the meter test that proves one.

When Old Gas Pipework Needs a Gasfitter

Gas work belongs to a licensed gasfitter alone: installing, removing, altering, repairing, servicing, testing and certifying a system and its connections. Queensland advice adds a standing job for owners, which is to look over the gas system now and then for corrosion, deterioration or damage, and to keep fuels and clutter clear of appliances.

Two things follow for an older home.

  1. Defect notices

A gas worker who spots a safety concern in a system they're working on must hand you a defect notice, unless the problem is fixed then and there. Old copper or braided runs under a timber floor get read with that in mind.

  2. The smell of gas

Turn the appliance off, open doors and windows, and don't flick any switch. Shut the gas off at the meter or cylinder if the smell stays, and call 000 if it persists.

For the certificates side of gas work, our gas compliance page sets out what gets certified and when.

What the Age of Your Water Pipes Means

Galvanised steel pipe is steel with a zinc coating, and once that coating wears away the steel corrodes from within. The rust then shows up as discoloured first draws, weak flow at several taps, and leaks that return along the same run.

A second age marker sits in the joints. Lead solder joining brass fittings and copper pipe was standard practice across Australia until 1989. The age and condition of the water service pipes matter in a prewar or postwar house.

A plumber confirms the material and its condition on site; nobody calls a home repipe-ready from the street. Where the supply lines are done for, our repiping page covers what replacing the pipe from the meter involves and the Form 4 that follows.

A Suburb Built Street by Street

Kedron's housing went up in waves: estates sold through the 1910s and 1920s along the tram lines, then postwar fills, and much of the suburb now falls inside Brisbane's pre-1947 dwelling character overlay.

An estate sale notice from 1925 offered buyers electric light and water mains, with no sewer mentioned. Houses connected in those first mains years can still carry galvanised steel in the supply, which shows as weak flow at the far taps and a rusty first draw.

Brisbane didn't build its sewer network across whole suburbs until the 1960s, so many waste lines here went in long after the houses. A renovation in a character-overlay street usually works around an original layout, and the rules below set the paperwork each job needs.

Which Renovations Count as Notifiable Work

Most renovation plumbing in an older home is notifiable work. A licensed plumber does it in an existing building without a council permit or mandatory inspections, then lodges a Form 4 with the QBCC within 10 business days and gives you a copy.

The Regulation calls a building existing when it has both drainage and a water supply, which covers nearly every older home here.

The exceptions and triggers worth knowing:

  1. Permit work

Adding an appliance or fixture where the building sits on a combined drain or a dual reticulated water supply means applying to the local government for a permit before work starts.

  2. Temperature control devices

Every new or replacement water heater needs one, capping the water at the tap at 50°C. A new hygiene fixture such as a shower calls for the device too; a washer swap or a shower head change doesn't.

  3. Asbestos

Most houses built before 1990 contain some, so a renovation in one needs extra precautions and may change the job.

  4. Old permits

A plumbing permit attaches to the premises, so it binds the owner, any successor in title and any occupier. A permit from earlier work at your place still applies.

You can also look up an address in the QBCC's register of past notifiable work and ask for copies of Form 4s, including one you believe should have arrived and didn't.

Older Home Plumbing Questions

Call (07) 3523 6484

Where do the pipes run in a timber home on stumps?

Most of the supply, waste and gas lines sit in the open space beneath a stumped floor, visible from below with a torch. In a slab house the pipework hides inside the slab and the walls, so faults stay hidden longer.

How do I check the plumbing in an old house?

Start with what shows: damp patches, wet soil under a pipe, drips at joints, rust on fittings, rusty water and weak flow. A licensed plumber checks the rest, and the meter test on our leak detection page proves a hidden leak.

Why is the water rusty in my older Kedron home?

Rusty or brown water points to steel pipe rusting from the inside, and unrenovated houses here can still hold galvanised supply lines. A plumber confirms the cause on site, and our repiping page covers the replacement.

Was lead used in old plumbing?

Yes. Lead-based solder on brass fittings and copper pipes was common across Australia up until 1989, so the age of the water service pipes matters in an older home. We confirm the material and condition on site.

Can I find out what plumbing work was done before?

Yes, you can search your Kedron address on the QBCC's register of notifiable work and ask for copies of any Form 4s for past jobs at the property. A permit from earlier work attaches to the premises and binds the current owner.
